Position Overview
We are seeking a seasoned Real Estate Manager with extensive experience in retail site selection within a multi-unit corporate environment during periods of high growth. This is a non-negotiable requirement. The role is responsible for executing national market expansion strategies through market planning, site acquisition, lease negotiation, and execution.
Key Responsibilities

Develop and implement new market strategies to support national store expansion.

Lead lease negotiations and execution to secure profitable store locations.

Manage relationships with brokers, landlords, developers, and internal teams.

Analyze markets and trade areas for new store placement, evaluating competitors and projected sales impact.

Conduct financial modeling to evaluate store proformas and forecast profitability.

Draft and negotiate LOIs, leases, and related documents; coordinate with legal to finalize.

Prepare executive real estate approval packages with detailed market and financial analysis.

Conduct market comps, rent analysis, and support ad hoc reporting for senior leadership.

Interpret lease terms and provide guidance to field management.

Perform other real estate and strategic expansion tasks as assigned.
Required Qualifications

Minimum 5 years of retail site selection experience in a multi-unit, high-growth corporate environment (Mandatory – candidates without this will not be considered).

Strong knowledge of real estate law, leasing practices, and contract negotiation.

Proven ability to identify, secure, and deliver new retail sites in diverse markets.

Strong analytical skills in market evaluation and lease cost analysis.

Experience estimating retrofit/build-out costs; construction management is a plus.

Excellent communication, negotiation, and project management skills.

Proficient in Microsoft Office Suite (Excel, Word, PowerPoint).

Bachelor's degree in Real Estate, Business Administration, or related field preferred.

Ability to manage multiple priorities under tight deadlines.

Flexible, independent, and results-driven with attention to detail.
