Specific duties: 1. Maintenance: Preventative Maintenance: Perform regularly scheduled inspections and maintenance on HVAC systems, plumbing, electrical systems, and machinery to prevent breakdowns. Repairs: Fix and maintain building, fixtures, and appliances, including repairing walls, flooring, doors, locks, and furniture. HVAC & Mechanical: Monitor and maintain HVAC systems, changing filters and belts, and troubleshooting issues to ensure optimal climate control. Electrical & Plumbing: Perform minor electrical repairs (lighting, switches) and plumbing repairs (leaking faucets, clogged drains, toilets). Safety Compliance: Conduct regular safety inspections, ensure compliance with OSHA and local building codes, and maintain fire safety equipment (fire alarms, sprinklers). Grounds Maintenance: Maintain exterior property, including, as needed, landscaping, pressure washing, and snow/ice removal. Using motorized forklifts to move equipment. l. Using scissor lift to about 20 feet in eight while repairing or replacing parts. m. Using straight or articulating man lift to a height of about 50 feet while repairing or replacing parts. 2. Exposure to machinery, equipment, moving vehicles, dust, gas, fumes, temperature changes, and high decibels of noise.
